Terms & Conditions

Exit Types and Conditions:

  1. Normal Exit:

    • Duration: Applicable at the end of the term, which is 13 months.

    • Valuation: Asset value is determined based on the Current Asset Valuation.

  2. Abnormal Exit:

    • Duration: Applicable if the party wishes to exit before the completion of the full term.

    • Valuation: Asset value is determined based on the Nominal Asset Valuation.

    • Penalties: Exiting party may be subjected to deductions and might have to forgo any notice period rent if applicable.

  3. Emergency Exit:​

    • Provision: Possible on a case-by-case basis.

    • Penalties: Exiting party could be subjected to penalties or deductions, depending on the circumstances.

  4. Business Failure:

    • Provision: In the event of business failure, a Capital Guarantee will be activated.

    • Reimbursement: It might take an estimated period of 3 to 6 months tentatively to reimburse the Nominal Asset Value.​

Notice Period:

  • Duration: A 3-month notice or intimation is mandatory before exiting, regardless of whether it's a Normal or Abnormal Exit.

  • Purpose: This is to ensure the allocation of funds for release and facilitate a smooth transition.

 Rent Conditions:

  • Rent-Free Period: The first 3 months of the term are rent-free.

  • Rent Commencement: Rent payments begin at the end of the fourth month.
